this might be the wrong section for this question. one of the energy companies wants to buy about 1/4 section of our family surface land. Abstract 2783. We could retain the mineral rights. They currently hold the lease on the mineral rights for the entire section and have one small producing well. they’re offering $300 per acre. Questions are: why not and is $300 a good price. the current assessed value i believe is $300 per acre. We believe that they want it to ‘stage’ drilling stuff, etc.

$1000/acre for desert scrub on surface only in Reeves is common, if there is good access. Hard to say without knowing more about the land. Part of a bigger place, how good is access, irrigated farmland, groundwater, etc.?

William, I think one factor would be what her or not the lsurface land is producing any income. If not and there is no good potential that it will. Then you are just paying taxes on . For instance mt wife owns 40! Acres of state classified land in Blk 55’ PSL near the Culberson County line that is in the middle of some ranch with no good access. As far as I know, no one who has owned the land has set foot on it since they’d 1930s. We keep it because odf the minerals. If the surface could be sold and we could keep the minerals, we would probably sell. But this is not possible. We are now getting a lot of offers to buy the surface 40 acres, but they want the minerals that are tied to the surface. Reeves Cnty appraises the surface at $2000 - a big $50 an acre. . Out there on the gypsum plain the land is not worth much. No water, no grass, and little if any farming potential. $200-300 an acre and less is not uncommon. But becaus it is state classified, we have been offered $32,000 for it. If you can keep the minerals, and could put the money to good use, you might consider it. Just get a good price for it. Since my wife has owned the land, the only income it has produced has been a couple of seismograph lines, and a microwave tower. Just my 2cents

I am new to this forum and don’t which group I need to be in. We have mineral rights in Sec. 2 Blk C-3 and Sec. 6 Blk C-5. We have been offered $1500 an acre with 25% royalty for 3 yrs. We are trying to find out what the going rate is for those blks.

Bates - 4k is reasonable. see what you can get. Pugh clauses are not that hard, make sure you get a horizontal pugh as well as a vertical. I also suggest you insert a clause where you only pay your share of taxes. no other costs. good luck.
Wade…got busy Monday and today…will try to call later. Regarding ‘mineral classified’, we do have one section that is classified but not this one. Leasing is interesting but we really have no use for the surface.

Wendel - ask for 4k and see what happens. at the worst you’ll wind up with 2k. also make sure you get a no costs except your share of taxes clause.
Donny - you might check with the General Land Office but I believe that if your 40 acres is mineral classified and you sell the surface the minerals go with it. You are agent for the state but if you transfer that, it all goes.
william - if they are staging out there, you can make some money on easements and damages without selling the acreage. as I stated earlier in another post, make sure your land is not mineral classified where the surface is tied into the minerals. if so, when you sell the surface, the minerals will go with it. state rules.
