There are many section 21s in Ellis. You need to be more specific with the complete section, township and range.

I have seen recent offers range from $500 to $1000 per net mineral acre and depending on location to new development. These offers were for non producing mineral interest, if your interest has production that might change the selling price. There are many factors to consider: is your tract open for leasing, is there new development moving your way, are you receiving royalties now and if so what are the terms of the lease or pooling, if your open and leased what are the terms of that lease, are there sales of similar minerals near by. That is what comes to mind but you also have to weigh your need to sale when making this consideration. I hope this has helped.
