O and G lease prices

Right now, with the current price of oil what would be a fair market price on an oil and gas bonus lease per acre in Atascosa County? This would be on 50 acres off of FM 140 just west of Hwy 16 a few miles. Also, nowadays what should the royalty interest be on lease offer? 1/5 or 1/4?
