Negotiating a lease in Dawson County TX

Was recently contacted by a landman, on behalf of an operator, to lease property in Dawson County and have a few questions. What is the going royalty rate? What is the average term? What is the going earnest monies per net acre? If there is existing water on the land (pond) can we request it be left untouched? Can we request lessee drill a well and leave it user ready once the lease is up? Can we charge for water use? If so, how much? Any information would be greatly appreciated.
