Can anyone recommend an attorney in Colorado City area for lease/deed work? Two might be better. If this violates forum etiquette, I apologize.

As for how much the mineral estate adds, who knows at this point?

Mr. Richardson, you sound far more knowledgeable than me regarding minerals and drilling and, like you, I too hope there will be cooperation between the oil company in regards to the current leases. Clay, thanks for the link. I have looked at this site previously, but it only shows asking prices and not actual closed sales prices. This indeed can be helpful, but I was looking for more specific information in the area if possible. Thanks again for the help!

I don’t mind the intrusion at all. I leased to Devon and was aware that some of the nearby land was leased to both Firewheel and Laredo. I was able to get better royalty and paid-up bonus terms with Devon and I was able to get more favorable surface and other terms as well. It is my understanding that the oil companies will buy each other’s interests in areas they want or trade this land for that, etc., in order to get an area large enough to drill. I was told this by a friend of mine in the oil and gas business and by an O&G attorney. Hopefully that is the case. Oh, east part of the Section minus the southeast corner. Does anyone know roughly what acreage with mineral rights is selling for in the NE part of the County? More exactly cotton land north of I-20 between C City and Loraine? Thanks for any general or exact info anyone may have and Happy and hopefully Prosperous New Year to you all!!!

I am aware of oil companies flipping, trading, working interest, dry hole money, and any number of ways to achieve their goals. I have had division orders with divisions down to thousandths of one percent. Later on in the development process, I figure there will be a lot of cooperation between the companies, but for the onset and for simplicity reasons I am wondering if they won’t be more interested in drilling their individual leases. Maybe, and I hope, I am wrong in thinking this.

The price of real estate in the area you ask about is going to depend a lot on how the Loredo well 4 miles east of us turns. I am anxiously waiting to hear the results.

A bit of intrusion into your privacy. Might I ask who you leased to? It is my understanding you have a mineral interest in Section 17, Block 25 T&PRR survey. What part of the Section? My reason for asking, if the mineral rights are too divided up among the oil companies, with the advent of 7 to 8000 ft. laterals, it would be difficult for them to unitize enough area to drill a well. I own interest in Sections 18 and 20 which are west and south of you, and I have leased to Loredo. The land south of mine is leased to Firewheel so as you can see, putting in an 8000 ft. lateral might be hard to do.

I’ll try again, as we’ve added new members. Does anyone share mineral rights with J.L. Davis, West Texas Gas, et al? Has anyone had any dealings with him or any of his corporations? He possibly has executive rights (including receiving leasing bonuses and delay rentals) to some mineral rights that we share in Mitchell County. Thus far, he has refused to lease and will not give us any information regarding his intentions. If anyone can shed any light on possible agendas he may have, or ANY info regarding him, please send me your comments. Thank you, all of you!
