Mineral Rights in 7N-61W?

We have been approached about selling our rights to 160 acres in 7N-61W. We are not currently under lease. I believe that drilling permits were requested a few years back, but I don't think anything was actually drilled. I'm getting this info from [http://cogcc.state.co.us/](http://cogcc.state.co.us/). Can anyone shed light onto what's happening in this region? Any idea what other prices are in this area?
