Dear Ms. Mayo,
EXCELLENT ADVICE.
Also, it would be a good idea to include legal descriptions in the affidavit. That way, if an Abstract Plant is used, the Affidavit will show up. Many landmen don't even know that Abstract Plants keep a name index as well. If the County Courthouse keeps Sectional indexes, the Affidavit will show up there, also.
In addition, I suggest to my clients that they include in the affidavit a permanent e-mail address for contact information. In the event of death, a landman could use that permanent address to contact the heirs. Don't forget that you need to let the heirs know of the existence of the e-mail address and the password.
Best,
Buddy Cotten
