The value is $0 until they start drilling in your part of Larimer. The wells just east of you made 50-75k bbls each, not great. However, there are other wells in the area that are up in the 150-200k bbl range. If they came in and fully developed this acreage with great wells, one acre leased at 20% would be worth over $15k; if they drilled more not great wells, it would be worth about 5k under similar circumstances.
