Most often, if you are getting an offer, then there is activity in the area and you need to find out what is going on first. So a section, township and range or block, abstract, section (TX) will aid in getting an answer relevant to your acreage.

Attorneys can be great resource and help you consider things from a legal perspective and understand the forms that get presented to you and the implications of your choices. It might be wise to consult an accountant too, in the event that you decide to sell, to understand and explore options for how it might impact your tax status/situation, and ways that you can structure a deal so that you don’t give away more than you have to in taxes.
As a general rule, unless you can get enough money to satisfy an immediate, critical, NEED, you shouldn’t sell.
@user110 You should reach out to them and see what they have to say regarding your minerals, activity in the area, etc. As an oil and gas company, they probably have landman on staff who can explain their interests and you can use that information to shop around if you are interested in an offer.
Tell them you will sell for $10.00 and other valuable considerations and all the rest in CASH at the time you sign!
First, is the offer for enough money that warrants a review by a professional? A simple response by you could likely get the company to increase the offer by 25% to 50% with no professional involvement. Be patient. If they are interested today, then they are also generally interested tomorrow.
