We are located in Ohio, and have received lease royalties for several years. The gas company now wants to place a new well pad on our property. They are willing to negotiate, but their starting offer is $4,000/acre. This will disrupt our land usage. We are wondering what is the going rate in Ohio for the 9-14 acres of land they are looking at using. Also, is this like a pipeline where they actually own a right-of-way? Should we get an attorney?
