First determine if the land description in the Deed is a real place. If not, there may be a typo to be corrected. If it is a real place, you may have minerals you didn’t know you owned. The deed doesn’t necessarily need to confirm what came to you through wills and probate. Both could be correct. However, if you determine that there is a correctable error, Mr. Kennedy’s guidance is the best way to determine the correct land description.
