Oil Drilling Activity question

I am new to this site so I hope I’m posting in the right place. Over the past 4 days our family have received offers to purchase our net royalty acres which one company calculated at 25 acres. They offered 45k to purchase and we have no idea what to do. My grandparents purchased then passed on to my mom then to us when she passed. Me and my siblings just feel we should sit on them because we don’t know how all of this works. The location is in Brazos County. The deed said grandparents purchased 198 acres and then sold but kept 1/32 for minerals. Can anyone please advise us on where we go to research this to see if they are drilling? In general, anytime you get offers to buy, that usually means someone knows something and they think they will make a profit off of you. Time to slow down and get informed. You are wise to sit on this for a bit. Usually folks in the county will help out.

You can look up your abstract to see if there is drilling near you.

Read the local newspaper to see if they list activity in the area. Look up the operators on their investor websites and see if they are commenting on any drilling.

My family has received the pooling agreement for our NPRI. Our Uncle informed us that there’s 5 wells on the property and sent us pictures of them all lined up. However, we were told by operator a few months back there’s only 2? We were also told they weren’t done drilling the 2nd and there’s a 3rd to be drilled sometime this year. Why the discrepancy?

Does it matter how many wells? Also, the pooling agreement is for 5 years and has verbiage which seems like they have a blanket coverage on all the acreage outside of just where the wells are. Can a NPRI pooling agreement be negotiated? There seems to be a hurry for us to sign and get back if we want to see income? Rumor has it that we’re sitting on a lot of minerals.

Help! Is it as simple as just sign and return? I just can’t ignore the feeling that something isn’t adding up.
