Been approached to sell surface rights only. Anyone have recent knowledge of current surface only values (15+ acres) about 6-8 miles south of Coyanosa in the area of FM Rd 1776? Many thanks

That would most likely be a real estate question and not a mineral rights question. County courthouse would most likely have copies of sales deeds for surface near there. Check your local newspapers or real estate online forums.

Just be sure it is not mineral classified tract as you would lose future bonus and royalties.

You should also RESERVE THE COMMERCIAL WATER RIGHTS.

Kit Maddox is right. In Texas, water rights are the property of the Surface Owner, not the Mineral Owner. Water is a big, big item in Pecos, Ward, and Reeves. Don’t give up your water.

Thanks to all for the advice. Will take all precautions and reserving water etc. on any potential deed.
