I’ve received an offer to lease, 3 yrs. + 2, at $100/net acre, 3/16ths royalty. Anyone have any info to share re: Sec. 17-5N-1E. I hate that the option price is identical to the primary term. I have less than an acre…worth negotiating?

On small interests I try to get zero bonus with 1/4 royalty.
