Has anybody heard of J and A Minerals in Tuttle, Oklahoma? My father received a letter of interest to lease. It states my grandmother had interest in 30-11N-22W Beckham County.

Should I request a copy of the chain of title to determine how many acres she supposedly owns?

Is there a way I can perform a state-wide search to determine if she owns other mineral royalty rights?

You can try using [www.okcountyrecords.com](http://www.okcountyrecords.com) to search for her name.

You can ask for a copy of the paragraphs of the title opinion related to the offer, but most agents do not run the title opinion until they have you on the hook. They will not release the entire title opinion.

If you have never leased before, your father would first have to have clear title in order to lease. May involve a probate or affidavit of heirship. The draft lease that you will get will not be in the mineral owner’s favor, so needs professional legal help to get it in a more fair language. You can also go to forced pooling in OK. It has its own advantages.
