Received 2023 offer of $350/acre and 3/16 royalty to lease mineral rights for 3 years in Block 43, H&TC Survey of Lipscomb County, Texas. Anyone actually received a better offer recently in this county or is this about the going rate this year so far?

I think these minerals are southeast of the town of Booker, about halfway between that town and Lipscomb.
