Can anyone please help me? I’ve got inherited mineral rights to 20 acres in Borden County, Texas. I’ve received a cash purchase offer from a landman.

The existence (or non-existence) of nearby wells, permits, and new leases will make a significant difference in price and offer evaluation. Check out the RRC and GLO public maps and, if you have access to DrillingInfo, run a few searches on the area to get a sense of activity. Initial offers can often be increased if you find a couple of companies that are interested in the same acreage.
