What is a fair signing bonus, royalty percentage and lease term for an oil lease in Campbell County, Wyoming? We were offered a one-time bonus for five years or a three and two year bonus. Thanks in advance for your help.

Campbell County is a big place and some areas are going to be better than others, although everything has cooled off lately. If you could be more specific as to your location I could maybe offer some perspective.

Section 1 is at the southwestern edge of the Gaither Draw field which produces oil from horizontal wells drilled into the Parkman formation. These are generally good wells and I expect you have been pleased with your royalties so far. Just two miles south of you in Section 14 there are some poor wells in the Parkman, so one could assume that the good stuff runs out somewhere between Section 1 and those wells.
Beyond that, I can’t comment because I personally know an operator in the immediate area and could be construed to have a conflict of interest. (Everything I said above is all publicly available information, BTW). Good luck.
