I received an offer from Venable Royalty, LTD for oil and gas lease in Jack County, Texas for $75.00/acre and 18% royalty (3-year lease). The offer has a 30-day window to accept. This is all new to me, not sure of the next move. Maybe search out other offers?

It’s my understanding—most all leases in Texas now go for 20%, 22 1/2%, or 25%.

Do not accept less than 20%, can probably get 25%. As far as bonus, a lot depends on the size of your tract of land as well as the percentage of your mineral interest in that land. Another factor is whether there has been successful drilling in the area or if drilling activity is merely gearing up. I would recommend talking to an oil and gas attorney about the lease terms. Leases are usually written to favor the lessee. You want to make sure your rights are protected.
