My brother got an offer to sell mineral rights, which we all inherited equally, on acreage that was originally our grandparents’ farms in Caddo County, OK. My brother sold his, and the rest of us are wondering if we should sell as well. We have also been receiving court notices on one of the sections on horizontal drilling. Is that why we got this offer? Maybe we shouldn’t sell that section? We currently get small checks, so it seems we should sell rather than split this again to our heirs?

What section and township is it? We own mineral acreage in 10N 11W and there were 2 horizontal wells completed in the past year and another will probably be completed sometime in 2027. They are paying nicely especially with oil prices being relatively high for the moment.

Why would you want to sell when you are about to have a new horizontal well that will produce at high volumes in the near future. With oil prices high for the next few months, you will probably make more than you would if you sold. Your heirs can decide if they want to sell later. The notices are why you received the offer. The small checks are likely from older vertical wells. Depending upon the section, township and range, you may end up with more than one horizontal well.

The time to sell minerals or working interests is when prices are where they are now. Who knows what the price of oil will be in a year when they complete the wells, if they ever do.

These are the ones I think my brother sold. And I’m not figuring out how to reply, so I think I’ve done this twice now? 😬

Caddo,

Sec 1, 8N, 10W; Current permit for Continental Resources Yoleven FIU 1-1-18XHW, OCC Cases in last 36 mo.

Sec 16, 9N, 11W; Mewbourne has a permit two sections away in 14/23, OCC cases in last 36 months in the township

Sec 22, 9N, 11W; Mewbourne has a permit two sections away in 14/23, OCC cases in last 36 months in the township

Sec 32, 10N 11W; Duncan has permits for wells in the northern part of the township. OCC cases in last 36 months in the township

Sec 34, 10N 11W; ditto, OCC cases in last 36 months in the township

Sec 34, 10N 12W: one horizontal already, room for infill. OCC cases in last 36 months in the township.

The reason that you are getting offers is that this part of Caddo is very active. Buyers like to get in there early and get acreage before people realize what is happening. Get good professional advice before making any decisions.

I asked my attorney, a former landman, a similar question in a similar situation. He said, “Never sell your mineral rights.” If someone in your family wants to sell, I would suggest offering to buy them if you have the means.

Buying your familys minerals rights when you dont know what you are doing is a good way to lose a lot of money, just ask the multiple PE companies with $100’s of millions of behind them and a staffed team with experts that have now gone out of buisness

Nevertheless, it’s possible to do this. There are a lot of steps. I have an attorney that knows the oil and gas industries. A lot of Oklahoma attorneys do. Of course you don’t just buy minerals by writing someone a check over the kitchen table.
