We have received an offer to lease our minerals in Caddo County Section 23 Township 12N Range 11W. Curious what is a fair offer for 1/5.

You would be best served to negotiate as high as possible royalty. As close to 25% as they will give you. Lease bonus is less important.

Let’s try to remember that there isn’t a one size fits all oil and gas lease deal out there that addresses everyone’s respective objectives. The fact of the matter is that much of Caddo County is currently subject to highly speculative leasing for certain Pennsylvanian aged shale intervals, amongst other common sources of course. Most speculative lease buyers are not going to be willing to step out early on a speculative basis and offer 1/4 royalty. So remember, if your minerals do NOT get drilled, then lease bonus amounts do prove to be MORE important!
