Landman or a self-research for titles at the courthouse or the county clerk’s office where you suspect or know its location.

Is a “drive there” possible? I personally was at my wit’s end with a producer and was a mere 2 days before I was going to take a trip to their front door!

I know it’s aggravating.

A landman will be a less expensive first route to try. Get the statement from the operator addressing the issue and what you need to do to clarify it. You can find a Texas landman through AAPL. A CPL (highest designation) or RPL (second highest designation) will have training and are held to ethical standards.

Have you tried a certified letter return receipt? That starts a clock ticking in TX when they are supposed to respond. Is this the Division Order person or a landman?

Marilyn, sounds like you could end up spending more money than the minerals are worth trying to fix a title issue with the operator. Do you know how many Net Mineral Acres you own?

Is that the legal description in your deed? If so, that is the gross mineral acres and your net mineral acres could be fewer. It will depend on the extent to which the minerals have been subdivided over the years, whether among family by inheritance or be sales to multiple people.

Trying to understand your situation. If you have purchased 160 acres of surface, there may or may not be any associated minerals. Some or all of the minerals may have been severed from the surface in the past. This can only be determined by researching the deed history from sovereignty forward. As M Barnes has suggested, a landman can do this for you.

You need to hire a landman who works Starr County. Try contacting one of the title companies in Starr County for a recommendation or the county clerk for deeds. If you have the copies of the historic deeds for your land, then the landman can review to see if the minerals have been severed. Landman will have to look back to sovereignty. Martha has given you advice on making sure that the landman is a member of AAPL and what his level is.
