# Need help determining buyout offer

I am owner of a small 1.549 acre mineral right in weld county

2N64WS30 Weld CO

12.5 % rate.

My brother and sister have the same allocation.

We were offered 12000 each to sale these.

I researched and found out that there is a new projuct schedule for Bison to have 7 new wells running through or section amd permits have been filed. I would like some guidance on the deal. I know the new wells are not spudding yet and I have learned that when they do the potential is there. I have included some pictures any help would be appreciated.
