Who is a good resource for an estate estimate for Oklahoma holdings in Logan, Caddo, Grady, and Carter?

One of three heirs has moved to Canada and does not want to deal with the wells. It’s all amenable, which is nice, and my wife, also an heir, wants to be certain that we pay her fairly.

Fifty percent of the leases produce (I can value those using last year’s revenue and a 7% discount rate and a 10% reduction rate for 20 or 200,000 years which gets me 6x). These are mature wells - I just saw a check stub from 1960 for $145 on a well that pays us $145!

But the rest of them that are not producing, $0 does not seem quite right. Yet, no one is calling about them.

I have a very small piece in Caddo County too, and am told it’s only worth $400/acre. Roger Mills is up to $4,500/county, but we do have small pieces.

Thanks. Generally, do we say that if it’s not producing, the value is nominal. $400/acre is not $0, but it’s low enough that we could simply transfer the nonworking assets.

Flipping it around, I feel that five estimates for land that is not producing (which would cost $$$$ to get) would diverge greatly.

You can check with Pecan Tree. They are in the Directories Tab above. The estimates will vary by location within the counties as the reservoirs are different, producing vs non-producing, etc.
