You might try calling the Corporation Commission in OK City. Besides, they are going to include everyone with mineral interest in the entire section as these are all horizontal wells that require the entire section for drilling and completion.

I wonder if the investor knows who they are dealing with? But, I guess he does good for investors.

OKLAHOMA CITY, FEBRUARY 24, 2014: American Energy - Woodford, LLC (AEW), an affiliate of American Energy Partners, LP (AEP-LP), announced today that it has raised $500 million in equity commitments and secured $180 million in bank borrowings to pursue a business plan focused on the Woodford Shale/Mississippi Lime combination play in central northern Oklahoma (an area AEW has named the “CNOW play”). Virginia, the Chesapeake investors weren’t too happy with the purchase of McClendon’s antique map collection and I can’t blame them as the acquisition of extremely expensive antique maps is probably outside of the Chesapeake mission statement.

“Maps, they tell us where we have been, where we are, and where we are going.” That’s what I told Ronnie Ward and a few months later there were maps all over the walls of Chesapeake OKC.

I’m sitting in Texas right now and it’s a big state, so it really depends on what basin in Texas and even what play within that basin. Devon is in Cline Shale also called Lower Wolfcamp which is a great play, because it’s in the Permian, but it lies flat so it may run up against a major structural fault on your side of the fence. You would need some well logs, seismic, or someone with geological knowledge who works the area to tell for sure.

Harley Baade, Railroad Commission in Texas governs oil and gas rules in Texas. See 3.37-3.52 for rules that apply.

Riparian rights can be difficult to resolve. There are 2 rules of law which may help you decide what you need. Oklahoma law, for the most part, recognizes the law of accretion which applies to gradual erosion caused by the meandering of a river and the concept of avulsion which applies to river boundaries destroyed by violent floods. Historical and current surveys are needed to determine which applies. The Oklahoma Bureau of Land Management should be able to tell you where to get the surveys, but you may need a landman to help you to recalculate the riparian mineral rights and possibly an attorney if you can’t get Chesapeake to discuss it with you.

Unitization in OK is straightforward with Section boundaries.

Are there any rules in Texas? Specifically thinking of LaVaca County. Penn Virginia and Devon are in the area.

Neighbors leased a couple of months ago up to our fence line at $3500 per acre. Seems no interest in ours. Drop off from 3.5K to zero is totally illogical.

Here you go Harley,[http://seekingalpha.com/article/2103583-devon-energy-can-this-energy-company-finally-break-out](http://seekingalpha.com/article/2103583-devon-energy-can-this-energy-company-finally-break-out)

“Devon Energy has taken bold strategic action in order to deliver future production growth. The acquisition of Eagle Ford assets (82,000 net acres located in DeWitt and Lavaca counties in Texas) from GeoSouthern Energy has led to a promising portfolio upgrade. According to company information, ‘this world-class light-oil position is delivering outstanding well results offering some of the highest rate-of-return drilling opportunities in North America’. In addition, the creation of a consolidated midstream company offers diversification, scale advantages and higher market visibility.”

Have some questions and am looking for guidance. I have a lease with Chesapeake. Received an order to vacate spacing and establish horizontal drilling and spacing unit on property in 29, 18N, 1W Payne and Logan. My property with mineral interest is on the Logan County side. The problem is that it is RIVER LOTS.

1. My mineral interest has an area with a railroad easement that I was under the impression when I inherited that I owned the mineral acres under the easement. There is confusion here whether I do or not. The railroad is now defunct and county records are not much help. I would like to clear this up - is it too late to do this? How can I be sure my DIVISION ORDERS/amount shown per Chesapeake is correct with regard to the amount of mineral acres I own, particularly on RIVER LOT calculation, and RAILROAD EASEMENT? Yes, I have studied the documents but want to make sure I get (if anything) that is entitled? Go to a lawyer, landman or?? Any suggestions???

Just curious as to which railroad it was? Many railroads have seemingly abandoned their rights of way, but this does not mean they have abandoned the property, which, by the way, was probably given to them by the federal government well over 150 years ago. I cannot imagine any railroad in history giving up mineral rights to anyone for anything. They are smarter than this…
