I know this is a common question amongst many mineral owners. What is the best way to figure out what the pros and cons are of sale vs. lease in Roosevelt County?

The decision to sell or lease is a personal financial decision. Consider how aggressive the offers are, and they may be many ever-increasing offers. Some in our area of oil potential jumped at the first offer while in a few weeks that offer was significantly increased. I recommend discussing this issue with as many neighbors as possible. Should there be open conversation you possibly could determine if the Landman had aggressive or passive interest in your area. Should the interest be weak then perhaps a lease is your best option. Also, there is no guarantee to discovery should you go with the leasing option as they may not hit oil but most of the bigger companies seem to know where the oil is especially should their effort be diagonal drilling under many sections of land.
