Looks like Lone Pine and Rodessa Production are leasing in that Abstract. I see at least one lease at 22.5% royalty. The others are memorandums which are not helpful. Bonus amounts are not public.

Received an offer from Lone Pine.

In 2014 had leased same Mineral Rights .

Today offer is basically the same as before.

Bonus: $500/acre

Royality : 1/5th

three years paid up then a Two year extension for an additional $500/ acre mineral rights.

Any thought or comments Welcomed

Most of us would not take the option to extend as it ties up the minerals for too long. If you have not leased in a long time, it is wise to get a good oil and gas attorney to help negotiate as the draft leases are not in the mineral owner’s favor and need quite a bit of editing.

Only have 6 net mineral acres. Not sure it’s worth getting an attorney. Do they usually mess with small acreage?

Thanks,

Steve

It depends upon the attorney and the area. If the area is hot with horizontal activity that could make you thousands of dollars in royalties from multiple wells, then it is worth it to get an attorney.

Thank Everyone.

Another question any recommendations on Attorney’s around Madison County or someone similar with the area.

@ssteves123 On 6 net acres the bonus is small money either way, so the attorney question is really about the royalty and the clauses, which pay for the life of every well. Ask for 1/4 before you settle on 1/5. Then the two edits that matter most: no deductions from your royalty, and no extension option, as Martha said. A flat-fee lease review is proportionate for your size; a full negotiation is not. Did the Lone Pine draft say anything about deductions?

No mention of Deductions. Any Idea what a Lease Review might cost?

Sticking with the original offer on 6 net acres usually means the landman cannot change the form. The terms can still move. Ask for one thing instead of three: no deductions. It costs them the least and it follows every check for decades. Get the deadline in writing before you answer anything else. On cost, ask any Texas oil and gas attorney for a flat fee before you send the lease over. On 6 acres you want a fixed number up front.
