# Lease Offer Question

I have land on Anchor Ranch Loop in Cistern, got a call the other day offering 500 per acre at 1/5 royalty. Does anyone know if that is a fair offer? Can anyone close to this area tell me what they are getting or should we wait? Or, get a lawyer to negotiate?

Tod,
I recommend you contact Mike Steinhauser (Attorney) in Flatonia. I am not sure about putting phone numbers here, so I won’t, but if you google him, it will come right up. He is very up to speed on oil and gas leasing in your area.

I have mineral interest near Muldoon. When I received an offer I acquired an attorney just to make sure that I got the best settlement. There are too many legal words and phrases that I just do not understand.

Thanks, my dad knows that attorney and that’s what he said. We have used him in the past.

Where are you located on Anchor Ranch Loop? What has been said is the right choice. I don’t know anything for positive; however, yesterday, in my discussion with some of the folks where Denali is already drilling, I was told that they plan to drill a number of wells very near or between Old Smithville Road and Anchor Ranch Loop. For sure one on the Frierson place south of Reimer’s, one on Holstein Road, and one on Ronnie Beck’s place, which is probably the one you will more than likely be interested in.

We are located just north of FM 2237 on the east side of the Anchor Ranch Loop before you get to County Road 192.

FYI… It looks like you are about 4.5 miles northwest of Denali’s “Reimers Unit” Well (Denali Oil and Gas Management, LLC) which was just permitted about 3 or 4 days ago.
