I have recently been offered a bonus of $2,500 per acre if I lease for 3 years at 3/16ths in Grady County, Section 2-7N-5W. Does anyone know what the going rate in this area is? Would greatly appreciate any info or input you guys, gals might have. Many thanks.

About 3 months ago and 3 miles north, I received an offer for $1,600 and 3/16 or $1,200 and a 1/5. So yeah, appears to be a very good offer.

Tanya,

I would not settle for less than 1/4 and a bonus. I leased early, 1 year ago, and negotiated 22.5% and $1500.00/acre using my Exhibit A.

There are several companies who would love to have your lease and a bidding war gets you top dollar and 1/4.
