Received an offer to lease 5 nma in Grady County Section 35 Township 8N Range 5W several weeks ago from Quantum Resources, LLC. It did not offer an option of 1/4 Royalty. A couple of days ago, we received a phone call from a landman for them who verbally upped ptheir offer to include 1/4 royalty option plus $1,100 nma bonus. This is considerably higher than any other offers-there have been four of which one has been rescinded. They have also agreed to adding an exhibit addressing post production costs, Pugh language and more provided by a close friend who is an oil snd gas title attorney. This is all a little weird given there has been next to zero all-time drilling activity in this portion of Grady County. Anyone have any experience with Quantum Resources, LLC?

It can be quite favorable to lease with a third party agent who wants a working interest in the lease. The closer to pooling, other agents may make better offers than the operator’s agent.

The clauses in the lease are the most important items to consider. A 1/5th lease with excellent clauses and no post production charges could pay more royalties than a 1/4th lease with post production charges. It is wise to invest in a good oil and gas attorney to work with you on getting the highest royalty with the best clauses to protect your interests.
