We have an offer for $200 and 20%, and are wondering if that is competitive for this area. Anyone had any offers or leased in that area recently?

Please give the entire section, township and range as the section is important.

Also important is the primary term. If they want a five year primary term, that is a low-ball offer.

Going to depend on which part of the section you own in. The East half is nowhere near as strong geologically as the West half.
