Good afternoon.

I have 10 acres in Section 28, Township 8N, Range 9W that apparently is on a fault line. Does that make my shares more valuable? If so, what’s a fair amount to negotiate leasing my rights? Last time I did a 3-year lease but it didn’t amount to much. I would like to get 1/4 but all my offers are 3/16 and 1/5 at $1K per net acre. Who is the most reputable or best company to work with?

Thank you for your help.

Depends where the fault lies, what depth it goes to with respect to the formations of interest.

Continental has filed for the Decatur FIU 1-17-28XHW which has a rig onsite drilling. Did you already lease or did you get a pooling? The order was signed 8/27/25 so the 20 day limit has passed in which to answer. Check case 2025-002102 Order 751859 to see if you are one of the heirs. If you did not lease and you are one of the heirs, you missed the deadline and will be assigned 1/8th.

I received information from a law firm, but it was lost in the mail and now it’s too late? I just got another mailing from the law firm saying commission letter and an order consolidating for trial? I also am getting letters this month to lease, but I don’t trust them. Is Jackford Land reputable? They have offered a pooling option but I’m not sure how that works. Otherwise, I would choose 1/5th or ask for 1/4.

You can either lease or wait for pooling. JackFork Land has been around for a long time and they are likely leasing for an operator. If you have not leased recently, it would be a good idea to get a good oil and gas attorney to review any draft lease as they are rarely favorable to the mineral owner. If you do not want to invest in that route, then you can wait for pooling, but make sure that you answer the pooling within the required 20 days by certified letter. You may not be able to get 1/4 these days in that area. But maybe…
