Community Minerals has been a buyer for a long time. You need to give the rest of the description. We need a section, township and range in order to let you know if activity is nearby.
It is quite common to get offers right before drilling, so get more informed before you decide. Most buyers offer a discounted amount to account for the time value of money and a certain number of years for current production. They will rarely tell you about any pending wells as that is how they plan to make a profit.

I do not see any active OCC cases at this time in that township. If you do not need to sell, then you can just wait and see what happens over time. If you do need to sell, you can sell all or part. The current well was doing just fine until September so their might be a mechanical problem. You could call the operator and see if they will tell you their plans for the well and if they are going to fix it.
