Do you have a Tax Map and Parcel number for the parcel? I would not sell at that price and some areas of Clay District are selling for as much as 6,000.00 per net acre.

I own many parcels in Clay District and would value your parcel at 2,700.00 / net mineral acre (1/2 \* 14.75 = 7.375 Net Mineral Acres) which would be $19,912.5, or $20,000.00 for the sake of round numbers.

There are so many variables to pricing in Ritchie County, I paid as little as $610.00 / NMA last week and have had offers of $6,000.00 / NMA, which I laughed at.
Do you know where in Ritchie County the acreage is located, what district? If you are receiving cold solicitations, I would guess the tract is in Clay or Union District. Again, many variables are involved, but for Clay District, $4,000.00 - $6,000.00 is reasonable and in Union District, $1,500.00 - $3,500.00.
I will gladly provide more insight if you are interested.

Again, there are numerous variables involved in price per acre of minerals, difficult to state, it all depends on where in the district, et al.
