My great grandfather had 700 acres in A-13, Ignacio Perez Survey No. 15. I see a division order where he had a 16% royalty, leading me to believe he had 100% of the minerals.

In looking at the GIS map viewer, it looks like a ton of shallow wells in the northwest portion of this abstract with almost nothing in the rest of this survey.

Based on shallow wells, what is market rate for a three-year, 25% cost-free royalty lease with respect to bonus?

There was some interest in trying horizontals on the Austin Chalk boundaries in SE Bexar County and heading SE. If it is really for shallow wells, bonus will be pretty low, and you may have trouble getting 25%.

The following is a sponsored (paid) promotional notice:

If you own minerals in Texas or New Mexico, consider attending the NARO – Texas convention in San Antonio July 18-20, 2018. They have a great agenda, good speakers, and the cost is reasonable. This year also includes a special session for New Mexico mineral owners. The current agenda draft is attached, and a link to their signup and information page is [NARO - National Association of Royalty Owners - Authorization required](http://www.naro-us.org/event-2824234)
